This new seven-story building houses two floors of office space and five floors of apartments. The two facilities have separate street entrances. A triple-height loggia on the street corner serves as the community facility entrance, and a single-height entry on East 168 Street accesses the residential lobby.
The residential floors are designed to Quality Housing standards of the New York City Zoning Ordinance. The narrow site allows residential corridors to be designed as single-loaded, with windows overlooking a courtyard, such that all corridors are naturally lit.
The penthouse is comprised a single residential unit. The third floor houses a group home to be used by clients of the community facility tenant, as well as three other apartments. All told there are 20 residential units, 7,100 square feet of office space, and covered parking for 12 vehicles.
Construction is financed through DHCR funding and is pending.
